Renting/Letting with Villapolis
You own a holiday house or appartment and which to rent it ? This is possible with Villapolis.
Working with Villapolis. How and what ?
When you enter into a partnership with Villapolis this is captured in the intermediation contract. This contract is drawn up according to the rules laid out by the Institute of Real Estate managers (IPI website) and the relevant legislature.
What are the main points in this contract?
  • Villapolis commits itself to carry out its task properly and carefully
  • The contract has a duration of 12 months but may at any time without giving any reason be terminated without charge.
    I.e. If you are not satisfied, you can immediately terminate the cooperation.
  • This intermediation contract is not exclusive. This means that if you cooperate with Villapolis you can still rent your own home and even enter into a collaboration with other parties. We therefore offer an additional channel to rent your property without imposing any restrictions.
  • We are paid on a 'no cure no pay' basis. Our fee is a commission or a fixed fee per reservation.
  • You, as owner or manager of the property, commit yourself to provide us with accurate information about the rented property.

How do we work in practice?
  • Your advertisment appears on our website and the websites of our partners.
  • Visitors and potential tenants of your property will contact Villapolis via the website or by telephone.
    When this initial contact takes place Villapolis verifies whether the tenant is actually interested in your home and whether the requirements of the tenant fit your property (number of persons, bedrooms, pets allowed, ...)
  • If the tenant is interested in a specific period, we will contact you to confirm the availability and price for this period.
    If the property is available we ask you, if possible, to grant an option on the property to Villapolis for the requested period so the property is not rented while we intermediate with our customers. We typically ask for an option of 5 to 7 days.
  • If the property is available we send the customer a reservation ticket containing all information necessary to confirm the reservation: the details of the property and the period, the rental rate, deposit, additional charges (cleaning, payment of energy ,...), the advance and the payment options (credit card or bank transfer)
  • The advance is normally 30% of the rental rate. In case of a booking less than 6 weeks before arrival we request the payment of the full rental amount
  • The reservation will only be deemed final if the customer has paid the advance.
  • Once the reservation is finalized (payment received), the owner / manager of the property is informed as quickly as possible
